Explained: Section 156 of the Building Safety Act 2022 (BSA)

The regulations found in Section 156 of the Building Safety Act (2022) are the third phase of the Home Office’s Fire Safety Reform Programme. The regulations in Section 156 specifically focus on amending the Regulatory Reform (Fire Safety) Order 2005, ensuring that fire safety in all buildings regulated by the Fire Safety Order (FSO) is improved. 

A summary of Section 156 and how it aims to strengthen fire safety in FSO regulated premises is outlined below: 

  • Improves the cooperation and coordination between Responsible Persons (RPs) and the FSO.

  • Increases requirements for recording and sharing of fire safety information, creating a continual record throughout a building’s lifespan. 

  • Makes it easier for enforcement authorities to take action against non-compliant buildings. 

  • Ensures that residents have access to comprehensive information about fire safety in their building.
